What do you need to book before moving into a Gold Coast high-rise?

✓
Key summary
Moving into a Gold Coast tower usually means booking a lift window with the building manager, confirming the permitted days and hours in the scheme’s by-laws, and arranging somewhere legal for the truck to stand. Book the building first and the removalist second, because lift slots are limited and often unavailable on weekends.

The Gold Coast has more residential towers than almost anywhere else in the country, which means a lot of people discover the building booking process the hard way.

It is not difficult. It is just a sequence, and getting the order wrong is what causes the panic. Here is the sequence.

Book the building before the truck

This is the rule that solves most of the problem.

People who have done it describe the same mistake, which is locking in a removalist first and then discovering the lift is already booked for that day, or that the building does not allow moves at all on a Saturday. Reversing the order costs nothing and avoids a rebooking fee.

Queensland body corporate by-laws control and manage the use of common property, and most Queensland community titles schemes are regulated under the Body Corporate and Community Management Act 1997. Lifts, lobbies, driveways and loading bays are common property, so the building genuinely does get a say.

i
Email the building manager the day you sign
Ask for the moving procedure, the available lift slots, permitted days and hours, and whether a bond or insurance certificate is required. Doing this before you book a removalist avoids almost every scheduling problem.

What a lift booking actually involves

It varies enormously between towers, which is why you have to ask rather than assume.

What you might findWhat it means for you
Padding hung in a lift, nothing elseThe simplest case. A quick call and you are done.
An exclusive lift window, often around two hoursYour whole move has to fit the window, so plan the load order
One booking per day for the whole buildingPopular dates go early, particularly end of month
No weekend movesYou may need to take a weekday off work
Removalist must hold public liability insuranceRequest a certificate of currency when you book
A refundable bond or a booking feeBudget for it and confirm what returns it
An online portal or building appUsually the fastest route, with quick approval

One detail worth planning around

Several residents make the same point. Book a day when the building manager is actually on site. If approval or access depends on someone being there to unlock a dock or hang the padding, a day they do not work turns into a problem you cannot solve on the morning.

The other consistent piece of advice is simply to avoid weekends where you have the choice. Lift slots are scarcer, building staff are less likely to be around, and everything is easier midweek.

“The building usually sets the date, not the removalist. Confirm the lift window and the permitted hours first, then build the rest of the move around that one fixed point.”

Where the truck goes

Gold Coast towers vary from generous basement docks to a single kerbside bay on a busy road.

If there is a dock, check the height clearance before you book, because removal trucks are taller than vans and a low dock can force a smaller vehicle and a second trip.

If the truck has to stand on the street, confirm the restrictions. City of Gold Coast approval is required for activities that occupy or affect a road, verge or footpath, and the council also administers temporary road closures. For a standard residential move you are usually working within existing parking rules rather than applying for anything, but it is worth checking the specific street rather than hoping.

Send photos of both access points
Photograph the driveway, dock entrance, any height limit signs and the kerbside restrictions, and send them to your removalist when booking. It lets them send the right truck and crew size the first time.

Insurance, and what it does not cover

Two different things get called insurance and they protect different people.

The building will typically want your removalist’s public liability cover, which protects against damage to common property such as the lift or the lobby. That is not cover for your own belongings.

Queensland consumer guidance on using a removalist notes that removalists are not legally required to provide insurance for a customer’s property during a move. If you want your things covered in transit, that is a separate conversation and worth having before the day rather than after.

If you are renting, start the condition report immediately

Queensland has a formal process and it is worth using properly.

The Residential Tenancies Authority requires an entry condition report at the start of a general tenancy, with the lessor or agent providing it and the tenant adding their own comments before returning it.

Add photographs and a walkthrough video to your copy. In a high-rise, pay particular attention to balcony surfaces, window and door tracks, and anything near the entry where furniture gets carried through.

In short

  • Book the building before you book the removalist.
  • Queensland by-laws control the use of common property including lifts and driveways.
  • Email the building manager for the moving procedure the day you sign.
  • Some buildings simply hang padding, others reserve an exclusive lift window.
  • Exclusive windows are often around two hours, so plan your load order.
  • Many towers allow only one move booking per day.
  • Plenty of buildings do not permit weekend moves.
  • Book a day the building manager is actually on site.
  • Expect to supply a certificate of currency for public liability.
  • Budget for a refundable bond or booking fee in some schemes.
  • Check loading dock height limits before confirming truck size.
  • City of Gold Coast approval covers activities occupying a road, verge or footpath.
  • Public liability protects the building, not your belongings.
  • Removalists are not legally required to insure a customer’s goods.
  • Complete the RTA entry condition report with photos and video.

Everything here is solvable with one email and one phone call, as long as they happen before you commit to a date. That is genuinely the whole trick.
