A settlement gap is its own kind of problem
Storing furniture because you are renovating is a planned decision with a known timeframe. A settlement gap is neither. You know roughly when you are leaving, you are less certain when you are arriving, and the whole arrangement has to survive a date changing at short notice.
That uncertainty should drive your choice more than the weekly rate does. A slightly dearer arrangement that absorbs a two week delay without drama is better value than a cheap one that charges you penalties for extending, and better again than one that cannot extend at all.
It also means the storage decision is really part of the moving decision, not a separate purchase. Our guide to secure temporary storage during a move covers how the two fit together.
The timing question to settle first
Work out whether you need access during the gap. For most settlement gaps the honest answer is no, beyond a suitcase of essentials that travels with you. Once you accept that, a whole category of cheaper options opens up.
What it actually costs in Adelaide
Adelaide is one of the more affordable capital city storage markets, and households describing their own arrangements give a reasonable picture of the range.
| Option | Reported cost | Best suited to |
|---|---|---|
| Container storage via a removalist | Around $65 per week | A settlement gap with no access needed |
| Standalone shipping container yard | Often cheaper than a self storage unit | Drive up access and a longer stay |
| Self storage unit | Varies widely by suburb and floor level | Regular access during the gap |
| Industry average benchmark | $394 per square metre per year | A sense check on any quote you receive |
That last line is a useful anchor. The Self Storage Association of Australasia’s 2025 Industry Snapshot records an average storage fee rate of $394 per square metre, average occupancy of 85 per cent by area and 3,380 facilities across Australia and New Zealand. As an annual rate that is roughly $33 per square metre per month across the market, so a nine square metre unit sits near $300 a month on average before insurance.
Double handling is the cost nobody quotes
This is where a self storage unit quietly loses on a settlement gap, and the rent has nothing to do with it.
With a self storage unit, your removalist loads the truck at the old house, unloads into the unit, and then on settlement day you load it all again and unload at the new house. That is four handling operations instead of two, and you are paying labour for all of them. You may also be hiring a van and recruiting friends for the middle legs.
With container storage arranged through your remover, the goods are packed once at your home, the container is sealed, stored and delivered to the new address. Two handling operations rather than four. Adelaide residents who have compared the two have described the removalist storage option as substantially cheaper than the self storage garage they originally planned on, which is exactly why.
Less handling also means less damage. Every lift is an opportunity for something to be dropped, and halving the lifts halves the exposure.
“Compare the total cost of the gap rather than the weekly storage rate. Loading and unloading the same furniture twice usually costs more than several weeks of the storage itself.”
Get the delay terms in writing
Settlement dates move, and the time to agree what happens then is before you book rather than on the day.
Consumer regulators treat this as a standard question. New South Wales guidance says a removal contract should set out whether there are any extra costs for storage in the event of delays, and Queensland’s advice tells people to ask directly about extra storage costs in the event of delays on moving day, and warns that upfront payments can be risky.
Ask what the daily or weekly rate is if the gap extends, how much notice you must give to arrange delivery once settlement is confirmed, and whether a delivery date can be moved without a fee. A remover who answers those three clearly is one you can plan around.
How long gaps actually run
Plan for longer than the contract says, because almost everyone does.
A typical settlement gap is a few days to a few weeks, but delays are routine. Finance approvals run late, building and pest issues surface, and in a chain where your purchase depends on your sale, any link slipping moves your date. A fortnight becomes six weeks more often than anybody expects.
Budget for the realistic worst case and treat anything shorter as a saving. Ask whether unused weeks are refunded if you collect early, since on a short booking that matters more than the headline rate. Our guide to building a storage strategy covers planning around an uncertain end date, and our complete moving checklist sets out the sequence of everything else that has to happen around it.
Protecting your furniture and your position
A few weeks in storage is low risk, but it is not no risk, and the protections are inexpensive.
Make sure goods are clean and dry before they are packed, since moisture trapped in upholstery over several weeks is the most common cause of avoidable damage. Keep an inventory of what went in, ideally with photographs, because an itemised list is what any claim will be assessed against.
Settle insurance deliberately rather than assuming. Transit cover insures goods while they are packed and moved and can usually be extended to cover the storage period for a separate premium, and storage insurance protects against events such as fire and water damage. One arrangement covering the move, the storage and the delivery closes the gap that opens when different parts of the journey sit under different policies. Our explanation of why protecting your belongings matters goes into what cover does and does not include.
If Adelaide is a new city as well as a new address, our guide to moving to Adelaide covers the rest of settling in.
Key points
- A settlement gap is short, uncertain and likely to change.
- Flexibility matters more than the weekly rate.
- Most people do not need access during the gap.
- Accepting no access opens up cheaper storage options.
- Container storage through a remover has been reported near $65 per week in Adelaide.
- The industry average is $394 per square metre per year.
- Self storage means four handling operations instead of two.
- You pay labour for every one of those handling operations.
- More handling also means more opportunity for damage.
- Contracts should state extra storage costs in the event of delays.
- Ask what notice is required to arrange delivery after settlement.
- Be cautious about large upfront payments.
- Gaps run longer than planned more often than not.
- Ask whether unused weeks are refunded if you collect early.
- Transit cover can usually be extended across the storage period.
A settlement gap is an administrative inconvenience rather than a crisis, provided the storage arrangement can absorb a date moving. Work out whether you need access, count the handling rather than just the rent, and get the delay terms in writing. Grace can quote the move and the storage as one arrangement so there is no gap between them to fall through.
